Key Responsibilities
Lead the commercial management of a real estate portfolio, driving occupancy and revenue maximization in line with budget and strategic targets
Analyze corporate real estate market trends (pricing, vacancy, supply/demand, competition) and prepare structured reports with insights and recommendations for decision-making
Execute end-to-end leasing processes, including prospecting, marketing, positioning of assets, and maintaining updated commercial materials
Lead negotiation and closing of lease agreements, including renewals and renegotiations, ensuring optimal commercial terms
Structure and formalize commercial agreements, coordinating with internal stakeholders and presenting to approval committees when required
Oversee contract management, including guarantees, renewals, commissions, and compliance with internal policies
Coordinate cross-functional teams (legal, technical, finance, operations) to ensure proper structuring, execution, and delivery of contracts
Manage tenant relationships, ensuring high service levels and addressing requests in coordination with operations teams
Monitor lease receivables and support collection efforts to maintain portfolio financial health
Develop financial analyses (NOI, scenarios, sensitivities) to assess deal profitability and support strategic decisions
Support investment and development teams in evaluating new opportunities, including commercial due diligence and market analysis
Assist in onboarding and stabilization of new assets, ensuring smooth commercial integration and client management
Contribute to asset divestment processes and broader strategic initiatives to maximize portfolio value
Requirements
Bachelor’s degree in Engineering, Business Administration, Economics, Architecture, Finance, or related fields
Experience in commercial management of corporate real estate assets
Strong negotiation and contract structuring skills
Solid knowledge of the Bogotá office market
Proficiency in Excel and PowerPoint
Experience preparing reports and executive presentations
Basic financial modeling skills (desirable)
Strong analytical mindset with a results-driven and proactive approach
Ability to interact with multiple stakeholders and communicate effectively
