Role Overview
We are looking for a highly motivated Associate to join our Bogotá-based investment team. This is a new role created to support the Real Estate Core investment team by leading/owning financial underwriting, scenario analysis, diligence coordination, and the preparation of high-quality commercial and investor materials, enabling the team to evaluate opportunities quickly and advance the most strategic transactions that drive AUM growth in Colombia.
The role requires a unique combination of technical rigor in corporate finance and a proactive, market-oriented mindset to identify and structure new business opportunities in a challenging economic cycle.
Main Responsibilities
Lead End-to-End Underwriting: Build and manage advanced financial models, including sensitivity analysis, capital structure simulations, and "asset-in-kind" contribution scenarios.
Drive the Investment Pipeline: Efficiently analyze a high volume of opportunities to provide quick traction on deals that align with the growth strategy.
Develop Strategic Materials: Prepare high-quality investment memos, teasers, and commercial proposals for Investment Committees and external stakeholders.
Investor & Counterparty Interaction: Act as a technical and commercial point of contact in meetings with potential investors and sellers, supporting the team in strategic negotiations.
Due Diligence Coordination: Lead the financial and operational due diligence processes for new acquisitions, ensuring all risks and mitigants are clearly identified.
Market Intelligence: Monitor the Colombian real estate landscape to bring new ideas, identify off-market opportunities, and add value to the team’s strategic vision.
Team Collaboration: Work side-by-side with the team and coordinate with Asset Management to ensure alignment between acquisition and long-term portfolio strategy.
Requirements
Approximately 5–7 years of experience in Real Estate Investment Funds, Investment Banking, Corporate Finance, or related areas.
Expert-level proficiency in financial modeling, valuation, and corporate finance.
Deep knowledge of the Colombian real estate industry and its key players.
Degree in Business Administration, Engineering (Industrial/Civil), Architecture, or Finance. A postgraduate degree in Finance is a plus.
Excellent written and verbal communication skills in both Spanish and English.
Advanced command of Microsoft Office (Excel and PowerPoint).
