Department: Asset Management / Real Estate
The Asset Management Associate will be responsible for overseeing and optimizing the performance of office properties. This role involves strategic planning, financial analysis, tenant relationship management, and collaboration with property management teams to maximize asset value and returns for investors.
Key Responsibilities:
Business Planning & Strategy: Support the development of annual business plans, define KPIs, and align property management with JV objectives.
Track key performance indicators (KPIs) such as occupancy, rental income, and operating expenses.
Support the development and implementation of asset management strategies to enhance property value and investment returns.
Monitor market trends, leasing activity, and competitive positioning of office assets.
Facilities & Capex Management: Oversee property improvements, preventative maintenance, and engineering teams. Ensure quality, budget control, and operational efficiency.
Work closely with property managers to ensure efficient operations, maintenance, and compliance. And monitor the performance of Property Management team, conducting inspections and satisfaction surveys, driving continuous improvement.
Post-Merger Integration (PMI): Actively participate in the integration of processes and teams following acquisitions.
Maintain strong relationships with tenants to ensure satisfaction and retention.
Financial Modeling & Valuation: Develop and maintain complex dynamic cash flow models (DCF) for each asset. Perform sensitivity analyses, IRR/NPV calculations, and hold-sell evaluations to support strategic decision-making, including Capital Structure & Liquidity Management: Monitor debt covenants (LTV, DSCR) and support the finance team in refinancing strategies or capital calls.
Market Intelligence & Quant Analysis: Utilize data-driven insights to monitor market trends, absorption rates, and pricing elasticity to optimize leasing spreads and competitive positioning.
Post-Merger Integration (PMI): Support the financial integration of new acquisitions, aligning accounting standards, reporting structures, and internal controls with the firm’s excellence pillars.
Qualifications:
Bachelor’s degree in business administration, Economics, Engineering, or related fields.
5+ years of experience in asset management, investment management, or property management within commercial real estate.
Strong skills in negotiation, communication, analytical thinking, and leadership, consistently driving value and alignment across stakeholders.
Fluent English skills; CFA, CGA or MBA in Finance and or Real Estate is a significant plus.
